BTO sales in February 2024: 4100 flats across seven projects
Over the two plots of the Bedok project, there will be approximately 950 flexi two-room flats as well as four- and 5-room flats.
The Bedok Reservoir Metro Station is close to the project. It is bounded on one side by Bedok North Street 3 & Pan-Island Expressway. The Yu Neng School will be nearby.
The other one is on New Upper Changi Road near Bedok Green Elementary School and is only two bus stops away.
HDB is launching a 960 project in Punggol on Sumang Lane. This will be situated next to Punggol Reservoir. The project will feature two-room flexi and three-, 4-, 5-room flats.
The last BTO Punggol project was launched in 2019. This could indicate that there’s some unmet need.
Choa Chu Kang’s 460 flats in two-room flexi and three- or four-room configurations will be located alongside the Pang Sua Canal. This development is near the Rail Corridor which is a popular hike trail.
The new estate, which was built on Pang Sua Woodland’s site, will have three projects. Urban Redevelopment Authority’s 2019 masterplan did not include green spaces. HDB revised their plans in July of 2022 and retained 2ha after an environmental review and public feedback.
Rail Green I, II, and CCK Estate were first offered for sale by October.
One Bernam Singapore
A total of 250 two room flexi and 4-room flats are to be built on the site for the integrated development of Tanglin Halt. It is one Singapore’s oldest residential estates located within Queenstown.
HDB presented plans in October to create an integrated development as a core feature of the rejuvenated Estate.
The site, bounded between Tanglin Halt Road (the main road) and Commonwealth Drive (the secondary road), is only a five minute walk from Commonwealth MRT. Uncertain if there will be more units at the site for future launches.
The flats that fall into this category come with more subsidies and stricter terms for resale such as an occupation period of at least 10 years and a clawback of subsidy typically set to 6 per cent.
The proximity of the MRT and amenities should make this development popular with buyers.
Even so, it is possible that the project will not be near any MRT/LRT station. This could prove to be a drawback for applicants.
The largest project is a 1,120 unit Woodlands project that includes flats of two-room flexi and three-, 4-, 5-room sizes. This will be built along Woodgrove Avenue as well as Rosewood Drive.
It will be the 2nd BTO project at Tanglin Halt. There will be up to 5500 flats built in the next 10-15 years.
The integrated complex, which will be located on the former Tanglin Halt Neighbourhood Centre’s site, will contain HDB Flats, Shops, a Hawker Centre and Market. Queenstown Polyclinic will also relocate to the complex.
Property analysts have said that this project will be launched most likely under the Prime Location Public Housing Model, following in Tanglin Halt Cascadia BTO’s footsteps launched in Oct.
The five-room, three-generation flats and larger ones in the railway themed development were the top sellers in that sale exercise. About 1.7 people applied for the first time to each of those 544 apartments.
Around 350 flexi-flats with two rooms, three rooms, and four rooms will be built in Hougang Road 13. Bartley MRT station is around 850m.
Nearly 4,100 units in seven Build To Order (BTO) developments, including two projects located in Bedok as well an integrated development in Tanglin Halt are set to be on sale by February 2024.
Apartments in Sumang, beside the Punggol Reservior and a 1,120 unit project in Woodlands are also on offer.
Housing Board, on Dec 5, released details of seven projects on its web site that will be offered in the first BTO of 2024. The board will offer flats located in Bedok Queenstown Choa Chu Kang Hougang Punggol Woodlands.
